
Formerly occupied by vacant offices, Regal acquired the sites at 100 and 100a Chalk Farm Road in 2022.
Consented in 2024, the development will comprise 264 student bedrooms, 30 affordable homes, nearly 11,000 sq ft ground floor commercial space, and new public realm enhancements, located adjacent to the Grade II-listed Roundhouse, a renowned live performance venue. The project is part of ‘Regal Students’, the business’s Purpose-Built Student Accommodation development division.
In keeping with Regal’s wider sustainability strategy, the project will target BREEAM Outstanding and aims to be one of the first UK PBSA projects to be accredited WELL Platinum.
The overall design will enhance the setting and appreciation of Roundhouse, including the listed building works that will repair the building’s original fabric. The four proposed buildings, designed in collaboration with DSDHA, will reach 12 storeys at the highest point. The PBSA building will feature three drum-shaped elements, featuring a striking facade adorned with horizontal bands and fluted panels, paying homage to the historical context of the area. A shared residents garden with play space will be provided at podium level, accessible by both residents and students.
At this section of Chalk Farm Road, the current pedestrian experience is currently unsatisfactory. The public realm improvements include the provision of a new public space adjacent to Roundhouse and the general widening and improvement of the pavement outside the site with new retail and commercial premises all adding to the betterment of the area.
